While commercial real estate deals are rebounding from a lengthy post-pandemic slump, Anzar Group co-founder Justin Salazar says his firm recently launched an artificial intelligence (AI) tool intended to simplify and streamline the transaction process.
“It’s really a challenging real estate market for a lot of people,” he told TechNX in an interview. “There’s a lot more hand-holding, and a lot more grinding to get deals done.”
Salazar says sellers are holding onto lofty price expectations. At the same time, the Bank of Canada’s policy rate holding pattern has buyers adjusting to tighter credit conditions.
There’s also a wave of debt maturing throughout 2026 that was previously locked in at much lower rates. That’s not to mention the Canada-U.S. trade war, and the deadly military clashes playing out in Europe and the Middle East.
His Ontario-based boutique brokerage and advisory firm has little bandwidth to overcome such macro problems. Instead, the team at Anzar looked for frictions in the industry that it actually can smooth.
AI tool to help facilitate transactions
The company recently launched a new AI tool designed to improve price discovery, and cut down on the transactional headaches that tend to bog down deals.
EVALUAITE is a valuation and appraisal platform that scrapes data from uploaded property documents with “audit-ready” accuracy. The data flows into a user-friendly dashboard for monitoring items like active listings, capitalization rates and the status of deals in the pipeline. It also includes a chatbot that responds to prompts like, “Show me industrial properties over $5 million.”
With monthly rates starting at US$79 per month, Salazar says EVALUAITE is a bargain compared to enterprise solutions from larger firms, or the cost of employing human assistants, for that matter.
“It does all the heavy lifting. It basically does a whole writeup for you. So, risk analysis, investment summary, downpayment, location . . . It will structure all that, and put it into a full listing presentation,” he said.
“It’s not necessarily ever going to replace assistants, but it will definitely give the owner and investor a lot more control and visibility."
EVALUAITE can integrate with other AI agents
Salazar says EVALUAITE can integrate with Claude Code and other popular AI agents. The service can also show its work when needed, with “audit friendly” explanations for added peace of mind. That means, for example, it could pinpoint exactly which line item in an uploaded 50-page PDF or rent roll generated a specific cap rate.
It even combs the internet for market commentary relevant to a user’s assets from industry sources like the Canada Mortgage and Housing Corporation.
“A tool like this allows you to be way more efficient, and understand where the market is from a news perspective, and a numbers perspective,” Salazar said.
“It structures all the data, and does the pro forma for me,” he added. “I don’t want to be spending hours on end re-jigging pro formas, when I should be focusing on what we’re actually good at, driving revenue.”
